Art Falcone Talks West Broward Development with RE BisNow

At a recent Real Estate BisNow event, the topic of discussion was development in West Broward County.  Currently, Art and his team at Encore Capital Management are developing Plantation Walk in the spot of the former Plantation Fashion Mall.  The $350 million live, work, play development is currently one of the largest projects in Broward County.  Below are some of the main ideas that came out of the BisNow discussion.

  • Broward will be a one stop shop: work, live, play. You won’t need to leave.
  • In regards to retail tenants, now you need more mixed use, entertainment centers. Health clubs, restaurants and more need to be included to keep people interested. 
  • The big challenge now is getting the new generation to stay on-site. They are focused on their phones but really want to be around people. The problem is keeping their attention, which is why Art thinks the live, work, play aspect of Plantation Walk is going to work so well. It is not about one main big box store anymore, you have to have it all: residential, office space and entertainment.
  • When asked what we will see in Broward in the next 10-15 years, Art said it will be similar to LA as far as lifestyle.  When you live in LA, you don’t really need to go outside of a certain radius. It will be like that in West Broward as well. You won’t need to leave. You will live there and work there. There will be shows, entertainment, sports and restaurants.
